Where you stay decides whether you dive Sipadan

Nobody stays on the island. Your base sets your permit odds, your transfer time and roughly half your budget — and permits per guest matters far more than the brochure.

How to choose a Sipadan dive resort

Most comparison guides rank resorts on rooms and food. For Sipadan that is the wrong axis, because the scarce thing is not comfort — it is permit days.

Ask for permits per guest, not permits. A resort holding six permits with twenty guests beats one holding twelve with eighty. Operators publish neither number readily, so ask both and treat a refusal to answer as an answer.

Ask how permits are assigned. Some resorts allocate Sipadan days in advance as part of your package, so you know before you fly. Others run first-come or on-the-day rotations. The first removes the uncertainty; the second is where divers get disappointed.

Then ask about the house reef. You will spend three or four days not at Sipadan. A resort with a world-class house reef turns those into diving days rather than waiting days.

Rooms and food come after all three. Full detail on the mechanics is on the Sipadan permit guide, and the trip as a whole in our Sipadan diving guide.

The options

Where to stay for Sipadan

Borneo Divers Mabul Resort
RM2,390–6,830

Our booking partner and the longest-established operator in the area, having pioneered recreational diving at Sipadan in the late 1980s. Beachfront chalets and villas on Mabul, 45 minutes from Sipadan. Permit days assigned in advance as part of the package, so you know your Sipadan day before you arrive. Strong house reef. Full details.

Sipadan Kapalai Dive Resort
On request

Overwater chalets on stilts above a submerged sandbar, 30 to 40 minutes from Sipadan. No island, no beach, no village — the quietest base and the only one where the house reef is directly beneath your deck. Fewer rooms, higher rates, needs booking further ahead. Full details.

Mabul water villages
On request

Several stilted properties on Mabul offering overwater rooms with the island's facilities close by. A middle path between Borneo Divers' beachfront and Kapalai's isolation. Allocations and standards vary — ask us before committing.

Semporna town
RM900–2,500

The budget route. Day boats run to Sipadan from the jetty, but the crossing is long, allocations are smaller, and you spend more of the day travelling than diving. No house reef, so non-permit days have nothing to fill them. Viable if price is the binding constraint.

Why we recommend Mabul for most divers. It combines a defined permit allocation with advance assignment and a house reef good enough to carry the non-Sipadan days. Kapalai matches it on diving and beats it on quiet, at a higher price and with less availability. Everything else trades away either permit odds or the days you are not at Sipadan.

Common questions

Resort FAQs

Can you stay on Sipadan Island?

No. All resorts were removed in 2005 to reduce pressure on the reef. Divers stay on Mabul, Kapalai or in Semporna and travel out on their permit day.

Which Sipadan resort has the best permit allocation?

Allocations run six to twelve per day and are not published. What matters more is permits per guest and whether days are assigned in advance — ask both when you enquire.

What is the cheapest place to stay for Sipadan diving?

Semporna town, from around RM900. The trade is longer travel days, smaller permit allocations and no house reef for non-permit days.

Which resort is best for photographers?

Kapalai or Mabul, both for the house reef rather than for Sipadan. Unlimited unguided shallow diving is what produces macro shots, and both deliver it.

How far are the resorts from Sipadan?

Mabul is about 45 minutes by boat, Kapalai 30 to 40. Day boats from Semporna take considerably longer.

Do all resorts have Sipadan permits?

Only licensed operators hold allocations, and sizes differ. Confirm at booking rather than assuming — a room booking is not a permit.
