Borneo Divers is the oldest name in Sipadan diving. The company pioneered recreational diving on the island itself in the late 1980s and stayed through the 2005 relocation, moving to a beachfront site on Mabul when resorts were cleared from Sipadan. That history matters practically as well as sentimentally — long-established operators hold well-defined permit allocations and know how to run a rotation.
The resort sits on the beach rather than on stilts over water, which is the main structural difference from Kapalai and the water villages. You get sand, shade and space, and you lose the postcard view. Rooms are chalets and villas rather than overwater bungalows.
It suits divers who want a straightforward, well-run dive operation with predictable permit assignment and full-board comfort. It is less suited to travellers whose priority is the overwater aesthetic, or to divers on the tightest budgets, for whom Semporna day boats are cheaper.
All rooms are air conditioned with private attached bathrooms and hot water. Rates are quoted on twin or triple sharing.
The default room on package rates. Twin or triple beds, set back from the beach among the trees. Comfortable rather than luxurious, and perfectly adequate for a trip where you are underwater at 06:00.
Larger, with king or twin configuration and better finishes. Worth the upgrade if you are staying five nights or travelling as a couple; less so on a short trip.
The largest option, with a pool villa configuration available. Limited units, so it needs booking well ahead in peak season.
Full board is included throughout — three meals daily, snacks, and unlimited coffee, tea and cordial. Carbonated and alcoholic drinks are extra and cash only. Meal service is reduced on arrival and departure days.
Boat dives run at 08:30, 10:30 and 14:00 on full days, three per day, guided. The house reef is available unguided and unlimited from the jetty, which is where most of the resort's real value sits — divers who use it properly get five or six dives a day.
Sipadan days depart around 06:00 and run to roughly 13:00, with two boat dives at Sipadan followed by one at Mabul on the return. There are no boat dives on arrival day and no diving at all on departure day, in line with the 24-hour no-fly rule out of Tawau.
Night dives on the house reef are available to Advanced Open Water divers with their own buddy, with an exit by 19:30 to fit dinner service. Tanks, weights and belt are included; all other equipment is rental.
Mabul's house reef is the reason experienced divers stay here rather than treating the resort as a Sipadan dormitory. It is muck diving of genuine international standard — frogfish, mandarinfish at dusk, blue-ringed octopus, ghost pipefish, flamboyant cuttlefish and a heavy nudibranch population. Underwater photographers regularly rate it above Sipadan for what they came to shoot.
Sipadan days are assigned in advance as part of your package rather than allocated on arrival, which removes the uncertainty that catches divers out at operators running a first-come system. Longer packages get more Sipadan days: 4D3N and 5D4N carry one, 6D5N carries two. How the wider permit system works is covered on the Sipadan permit guide.

Solo travellers pay a 40% single supplement. Children 3 to 11 sharing with two adults pay 50% of the non-Sipadan snorkelling rate, but child rates do not apply to Sipadan visits. Full terms and all package lengths on the Sipadan diving packages page.
Mabul is small and you will not leave it during your stay, so what the resort provides is what you get.
Buffet-style, three a day, mixed Malaysian and Western. Portions are generous and timed around the dive schedule — breakfast runs early enough for a 06:00 boat. Dinner service ends at 21:00. Dietary requirements need notice at booking, not on arrival.
Coffee, tea and cordial are unlimited and free. Soft drinks and alcohol are charged and cash only. There is no ATM on the island.
Wi-Fi exists and is slow. Malaysian mobile data works patchily. Treat the trip as largely offline and tell people at home before you go rather than after.
Beach, hammocks, dining hall. The village walk on Mabul is worth doing once — the island has a substantial Bajau Laut community living alongside the resorts, and it is a genuinely different place from the resort strip.
Snorkelling packages run the same boats and include Sipadan permits, so mixed groups travel together. Non-swimmers will find four days here long — there is very little to do that is not water-based.
Standard Malaysian sockets, air conditioning throughout. Photographers should bring a multi-way adapter — camera, strobes, torches and computer will outnumber the outlets.
You want predictable permit assignment and would rather know your Sipadan day in advance than gamble on a rotation. You value a strong house reef and will actually use it. You are travelling as a pair or group, so the sharing rate applies. You want a long-established operator with a documented safety record.
You want an overwater room. Borneo Divers is beachfront, with chalets and villas set on the island; Sipadan Kapalai Dive Resort is built on stilts over a sandbar with the house reef directly beneath your deck. Both hold permit allocations and both are in our packages — tell us which matters more and we will price both. Kapalai runs higher, has fewer rooms and needs booking further ahead.
